Hard Surface Floor Maintenance

     

Whether natural stone or resilient manufactured flooring is in your home or business, we have the equipment and the desire to see them well maintained and shine like they are brand new. There is a common expression in floor care that "It should never look like your floors NEED to be done." We feel the same way and we encourage businesses to pursue a floor care maintenance program. There are different degrees of that program. Finding out what program will work best for your business involves some investigating.

 

Some questions we like to ask are:

  • When were the floors last stripped and re-finished?

  • Approximately how many coats of wax are on the floor currently?

  • How much foot traffic comes in? 

  • Where are your customers walking in from? Gravel parking lot? Paved Lot? Sidewalk?

  • Do you have an outside maintenance program? Sweeping parking lot?

  • How much walk-off/entry way matting is there? (20-30 feet is recommended to keep soil from tracking into the rest of the building)

  • What is the current janitorial schedule? Daily? 3 times a week? Once over the weekend?

  • What kind of equipment is being used to maintain that janitorial schedule? Sweep and Mop? Auto-scrubber?

These types of questions play a large role in estimating how much labor and supplies will be involved to bring the floors to the point where the regular janitorial routine and floor maintenance will only get easier when kept to a schedule.

So what are the different methods of restoring and maintaining floors?

Method For Restoring

Stripping Off Old Floor Finish

Removing old floor finish and re-finishing with new product can be quite labor-intensive. Our company can provide thoroughness and attention to detail to ensure that your floors are well protected from wear and tear that regular foot traffic brings.

 

How often should it be done?

A full removal of old floor finish is recommended every 12-18 months.

Methods For Maintaining

Spray Buff or Ultra High Speed Burnish
    This involves a dry sweep of the area to be maintained, then a wet mop or once over with an auto-scrubber with a neutral floor cleaner. This will ensure a properly prepared surface for buffing the floor to bring out the shine on already existing floor finish.

 

How often should it be done?

Depending on the amount of traffic,

this can be done 1-4 times per month

Deep Scrub and Re-Coat

     This involves a dry sweep of the area to be maintained, then application of a neutral floor product that is given dwell time on the floor. Using automatic scrubbing machines, the floor is given a more thorough cleaning in preparation to be given one or two coats of floor finish. This will restore the floors shine and fill any deep scratches and abrasive marks in the floor finish.

 

How often should it be done?

Depending on the amount of traffic,

this can be done 2-4 times per year.
